Roof Coatings

Restore the roof you have. Skip the tear-off.

Fluid-applied silicone, acrylic, and urethane coating systems for commercial and low-slope roofs across Northern Colorado.

Why It Works Here

When a coating is the right call, and when it is not

A properly specified coating system can add 10 to 20 years to a sound low-slope roof for a fraction of replacement cost, with no tear-off, no landfill, and no disruption to tenants. A coating over a wet or failed roof is money wasted. We tell the difference with a moisture survey and adhesion testing before we quote, and we put the findings in writing.

Request an estimate

  • Moisture survey first. Infrared or core sampling to find wet insulation. Wet areas get cut out and replaced before anything is coated.
  • Adhesion testing on every substrate. Field pull tests on TPO, EPDM, modified bitumen, metal, and aged coatings so the system we specify actually sticks.
  • Reflective, cool roof finish. White silicone and acrylic reflect most of the high-altitude solar load, lowering roof temperatures and cooling costs.
  • Seams, penetrations, and flashings reinforced. Fabric or mastic at every seam, curb, drain, and penetration before the field coat. That is where coating jobs fail when they are rushed.
  • Manufacturer warranties up to 20 years. Systems installed to the manufacturer's inspected specification with labor and material coverage.
  • Commercial scheduling and safety. Fall protection plans, certificates of insurance, and phasing around your operations, run by a commercial superintendent.
Systems We Install

Coating systems by substrate

Silicone

The standard for roofs with ponding water. UV stable, stays flexible, and does not break down under standing water. Our default for flat roofs with drainage issues.

Acrylic

Economical, reflective, and easy to recoat. Best on roofs with positive drainage; acrylics do not tolerate ponding.

Polyurethane

High tensile strength and impact resistance for roofs with foot traffic or hail exposure, often as a base coat under silicone.

Metal Roof Restoration

Rust treatment, fastener sealing, seam reinforcement, and a full coating system that stops leaks on aging R-panel and standing seam commercial roofs.

Single-Ply and Mod Bit Restoration

Cleaning, priming, seam reinforcement, and field coating over aged TPO, EPDM, and modified bitumen to extend service life.

Spray Foam and Coating

SPF insulation with a protective coating where you need added R-value and slope correction along with a new membrane.

The honest tradeoffs

Coatings are not a cure for a failed roof. If more than about a quarter of the insulation is wet, or the membrane is at the end of its life, replacement is the better investment and we will say so. Coatings are also not for shingle roofs, no matter what a door knocker tells you. Large hail can damage a coating just as it damages the roof beneath it, and coatings need periodic inspection and eventual recoating. Done on the right roof, a coating system is one of the best values in commercial roofing. Done on the wrong one, it is the most expensive paint job you will ever buy.

How We Work

Documented like a construction project

Every specialty roof starts with a walk-on inspection and a written scope: materials by manufacturer and model, underlayment, flashings, ventilation, snow retention, and schedule. You get photos of what we found, what we fixed, and what we installed, including the parts you will never see again.

  • Free inspection and written scope. No pressure, no door knockers, no deposit before materials are ordered.
  • Permits pulled and inspections passed. Closeout includes the approved inspection record.
  • Insurance documentation. Class 4 and Class A product listings for your carrier.
  • Warranty from people who answer the phone. Manufacturer and workmanship warranties in writing.

FAQ

Roof Coatings questions

How much does a roof coating cost compared to replacement?

A coating system is typically a fraction of the cost of a tear-off and replacement, with the exact number depending on substrate, condition, and the amount of wet material that has to be replaced first. We quote both so you can compare.

Can you coat a roof that has ponding water?

Yes, with silicone. Acrylic coatings fail under standing water. We also look at whether drains, scuppers, or tapered insulation can fix the ponding itself.

Will a coating fix my leaks?

If the leaks are from aged seams, pinholes, and flashings on a structurally sound roof, yes. If the insulation is saturated or the deck is damaged, those areas must be repaired first. The moisture survey tells us which.

Can you coat my shingle roof?

No. Shingle coatings void manufacturer warranties, trap moisture, and do not perform. Anyone offering to rejuvenate your shingles with a spray should be shown the door.

How long does a coating system last?

Manufacturer warranties run 10 to 20 years depending on the system and the thickness applied. Most systems can be recoated at the end of that term without another tear-off.

Does a white roof matter in Colorado?

Yes. High-altitude sun is intense, and a reflective roof lowers rooftop temperatures by tens of degrees in summer, reduces thermal cycling on the membrane, and lowers cooling loads.

Flat roof past its prime?
